Asset Manager, Berkshire, £80,000 +
Property firm involved within development opportunities are looking to attract an experienced Asset Manager who will play a key role for asset, property, operations and facilities management.
Asset Management duties will include: Negotiating, instructing, managing and coordinating lettings, lease renewals, and rent reviews, managing external advisors as required. contribute to the generation of strategy and implementation through the life of asset. Identify opportunities for developing relationships and increasing revenues. Responsibility for lease documentation production, review and completion within required time frames. Providing and coordinating competitor pricing reviews and the local market place. Prepare and maintain cash flow forecasts for each allocated asset for 5 year horizon. Optimise mix of space and members/tenants to create vibrant community and maximise returns.
Property Management duties will include: Weekly review of the arrears and recovery via the managing agent, the local team or directly with the members to ensure timely recovery of debts. Manage local projects, tracking expenditure to allocated budgets, regular progress reporting and ensuring timely and efficient delivery. Ensure statutory compliance at each property, and coordinate with external property managers for delivery of remedial works as required. Produce a schedule of major works for the next 5-10 years to ensure each project building is properly maintained and safe for all occupiers and building regulation compliant. Monitor and performance manage the external property manager for delivery of their responsibilities. Management of refurbishment works/dilapidation negotiations.
Service Charge/Cost Management duties will include: Monitoring Service charge delivery, competitive cost, correct apportionment, coordinate new budgets, and ensure timely delivery of the end of year accounts by effective management of the external management company. Identify cost efficiencies and recommend alternatives to be implemented which enhance service and save costs. Service charge budget responsibility, to monitor cost effectiveness of expenditure, monitoring expenditure for their cost codes, and providing help and support.
What we are looking for: Ideally a chartered surveyor with a deep understanding of Landlord and Tenant Law/Property law together with valuations, rental markets, lettings, leasing, service charges and property management. Experience in the commercial property markets, with experience in dealing with larger multi let offices as an advantage. Experience in managing external advisors, contractors and suppliers as well as managing a small team. Understanding of financial modelling and cash-flow forecasting. Knowledge of systems such as Yardi or Tramps would be an advantage.
