Quantity Surveyor required by a London based real estate consultancy, to turn their hand to Fund Monitoring. This role requires a competent and experienced Quantity Surveyor who will play an integral role in the business to undertake close control of debt finance which will be drawn to fund the construction of an assets across a wide spread of asset classes.. It is the responsibility of that fund monitoring team to consider and manage the risks involved in that loan and advise how best these can be mitigated with real solutions. 

The Quantity Surveyor draw on their current experience and dynamic personality to advise and support clients as part of a full initial review of development proposals, reporting and advising on all aspects of the delivery of a real estate development including developer credentials, financing, budget appraisals, programme, design, statutory consents, third party legal agreements, site investigations and construction commercial set up.

The duties of this unique Quantity Surveyor role will include:

• Performing Bank Loan monitoring control work for a range of banks and funds.

• identifying development risks and provide advice on the structuring of transactions

• Attending sites and report writing on the viability of a development project and budgetary control, quality, progress, insurances, contracts and adherence to statutory procedures.

• Agreeing and authorising interim valuations for release of funds.

• Perform monthly monitoring of the development, approving draw-downs from the agreed fund, progress and how the various risks and challenges in the development process are being managed.

The required experience of the Quantity Surveyor is:

• Hold a build related qualification, ideally with membership to either RICS or CIOB

• A firm understanding of costs associated with construction

• Experience of budget estimating, control and pricing

• Preparing and agreeing interim valuations

• Good practical knowledge of the construction process on site and development procurement

• Good working knowledge of JCT contracts
